Belgian logistics real estate developer WDP has strengthened its presence in the French market by acquiring two logistics facilities in the towns of Alzonne and Vendargues. The total investment amounted to approximately €52 million, with a combined area of 50,300 square meters. The properties offer an average net operating yield of around 7% and are secured by long-term leases with an average term of approximately seven years.
The first facility is located in Alzonne, near Toulouse, and was acquired through a sale-and-leaseback transaction with DHL. The investment in the site totaled approximately €27 million. The 23,300-square-meter logistics complex is designed for temperature-controlled storage and offers the potential for further expansion by an additional 8,000 square meters. The facility is fully leased to DHL for a nine-year term and serves to consolidate logistics flows for a crop protection client – operations that previously spanned four separate distribution centers.
WDP acquired the second asset in Vendargues, near Montpellier, for approximately €25 million. The 27,000-square-meter facility is fully leased and serves as the headquarters and operations center for the Southern European division of one of the company’s long-standing clients. Both acquisitions align with WDP’s strategy of developing a European logistics platform along key transport corridors. The Alzonne complex also meets modern sustainable building standards, holding BREEAM Excellent and WELL Core Gold certifications, and features solar panels, electric vehicle infrastructure, and an all-electric air conditioning system.
